Direct bookings with no commission: what you are giving the platforms, and how to keep part of it

Updated 2026-10-11

Every booking that comes through Airbnb or Booking leaves 15 to 18 percent there. For a house with normal occupancy that is €1,000 to €3,000 a year. This is not about leaving the platforms, which bring guests; it is about getting the people who already know you to book with you. This guide does the maths and explains what changes.

The maths, for a typical house

A house at €120 a night, selling 120 nights a year, turns over €14,400. At an average 16 percent commission it hands €2,300 to the platforms. If one booking in four comes through your own site, you keep €575 a year; if half do, €1,150. The site costs €240 a year. From the second direct booking it has paid for itself.

Where direct bookings come from

Three places. Guests who have stayed before and want to come back: the easiest ones, and the ones the platforms hide from you most. People who saw the house on social media, in an article, in a recommendation, and search its name on Google. And people searching for accommodation in your area who find your site in the results because it has the right title and description. None of these needs paid advertising.

What makes a guest book on the site instead of the platform

Price: if the site is cheaper than the platform, even by five percent, the decision is made; the commission you save gives you that margin. Trust: real photos, real reviews, legal details in the footer, secure payment. And ease: pick dates, see the total, pay, without writing emails. If any of these fails, they go back to the platform.

What does not change

You stay on the platforms, with the same listings. Calendars sync both ways, so there are no double bookings. What changes is that you now have your guests' emails, you set your own cancellation terms, and the money lands in your account, not theirs.

Where to start

With the simplest thing: a site of your own with a booking engine, synced with the calendars you already have, with the house's name on Google. Then a discount voucher for returning guests, sent at the end of each stay. That is what Fybroo builds from your listing, in two days, for €99 plus €240 a year.

What people usually ask us

Am I allowed to charge less on my site than on Booking?
Yes. Price parity clauses are no longer permitted in the European Union; you can set whatever price you want on your own site.
What if a guest books on the site and on Airbnb at the same time?
With synced calendars, the first booking closes the dates on the other platform within the hour. It is the same mechanism Airbnb and Booking use between themselves.
Do I have to handle payments?
No. Cards are charged by Stripe into your account; bank transfers go to your IBAN and you confirm them in the dashboard. Guest emails go out on their own.
How long until I see results?
Returning guests start booking on the site as soon as you give them the address. Google takes a few weeks to show the site in searches for your area.
How do I get more direct bookings?
Start with the guests who have already stayed: at the end of every stay, an email with your website address and a discount for next time. Put the address on Instagram, on Google Maps and on the card you leave in the house. And give the site your property's name, so people searching for it on Google find it.
Do guests trust booking outside the platforms?
They do when the site looks serious: real photos, genuine reviews, the property's legal details on show and card payment through a well-known provider. Guests who have already stayed with you trust it from the start.
